Venari secured planning permission for a major roadside services scheme on a 4.74 acre parcel of greenfield land located at the A1 Balderton roundabout in Newark. The site capitalises on its excellent location, directly accessed off the A1 at the Balderton and Fernwood junction as well as the new Newark Southern Link Road bypass.

 

The scheme comprises of a 969 square metre forecourt building providing motorists with a range of food & beverage offers, convenience goods, amenities, business connectivity and a drive-thru food offer, as well as an independent coffee shop and drive-thru. Six pump islands and separate HGV fuelling area were also designed into the scheme to ensure that the site meets the needs of all road users. The provision of 99 car parking spaces, 10 motorbike spaces, 2 caravan spaces and 42 dedicated HGV spaces will ensure that drivers can take time to rest and recuperate on long journeys, an important factor in highway safety.

Venari worked closely with Welcome Break Services to design the scheme and secure planning permission, ensuring an environmentally sensitive and commercially viable scheme that responds to the needs of the passing motorist and local residents. A two megawatt power supply facilitates capacity for a vast amount of electrical vehicle (EV) charging points, creating an environmentally friendly development that responds to the EV infrastructure shortage identified in the Government’s ‘Road to Zero’ strategy paper.

The UK Government’s ‘National Survey of Lorry Parking ’ identified a significant shortage of HGV parking & facilities, which in turn creates a range of issues including poor working conditions, driver safety, crime and driver shortages. This site meets a demonstrable need in the local area for HGV facilities and will improve conditions on this busy stretch of the highway network for HGV drivers. Local residents also benefit from these facilities  through the reduction in on street parking occurrences which are linked to increased crime levels and anti-social behaviour.

The site was particularly complex from a technical perspective with multiple stakeholders and development constraints, but our knowledge of this niche sector successfully created significant land value for the land owners without any capital expenditure or risk on their part.

The project represents a £10 million investment by Welcome Break Services into Newark, creating local employment and long lasting economic benefits to the area. The team at Venari look forward to seeing the delivery of this development and the benefits to the road user and local community.
